CHECK-IN & CHECK-OUT PROCEDURES

We offer convenient 24 hour digital on-demand contactless check-in via your mobile device for a fully autonomous experience. However, should you require additional assistance, our guest relations agent is available 24 hours in the OS Hotel lobby. Access to the digital key is automatically revoked on all devices upon scheduled checkout time. 

A $300 incidental hold will be placed on the booking credit card upon check-in and any unused funds will be refunded upon checkout. Refunds could take 24 hours to 30 days depending on the terms of the card used. Please be familiar with the terms of your banking institution.

Early check in and late check out are available upon request based on availability and occupancy limitations, but are not guaranteed.

OS Hotel and Lofts 1515 require contact information for the booking guest including name, address, phone number and email. The names and ages of all guests occupying the guest room must also be registered. License plate and vehicle description will be collected for security purposes. Early check in and late checkout if available for an additional fee. Contact front desk for more information.  

PROPERTY & CANCELLATION POLICY

STANDARD BOOKINGS are granted a full refund if a cancellation is made before 4 PM CST no less than 6 Days before scheduled check in date. Cancellations 5 days or less in advance of arrival date will forfeit the booking deposit of one night stay plus tax.

NO SHOW & SHORT STAY BOOKINGS will be charged 100% of the entire reservation with taxes.

BOOKING DEPOSIT is charged at the time of booking equal to 50% of room total plus tax with the balance due charged to the booking credit card upon hotel check in.

 

OCCUPANCY

Room rates are based on single or double occupancy. Additional guest fee is $25 per guest per night up to the room occupancy maximum. This additional rate does not apply to children under age 12.

AGE REQUIREMENT

Guests must be 21 years of age with a valid government issued photo ID to book a reservation at the OS Hotel and Lofts1515. All OS Hotel and Lofts1515 overnight guests must be accompanied by someone 21 years of age or older.

ONLINE TRAVEL AGENCY & THIRD PARTY BOOKINGS

All bookings made via online travel agencies or third-party travel sites cannot be canceled or altered through OS Hotel and Lofts1515. Any reservation changes must be made by the guest through the third party used at the time of booking. 

SPECIAL EVENTS

In the case of special event dates, an advance payment of first night non-refundable deposit plus tax is due at the time of booking and requires a two night minimum stay. The balance due will be collected 7 days prior to check-in and is non-refundable. Kindly contact us to cancel by phone at least 30 days in advance of your arrival date to cancel your reservation. Special designation discounted rates do not apply to special event dates. (Special Events are defined as: New Year’s Eve, Mardi Gras, Memorial Day Weekend, Independence Day weekend, Labor Day weekend, Cruisin’ the Coast, and Peter Anderson Festival)

SETTLEMENT OF BILLS

Accounts must be settled upon check-in by debit or credit card; personal checks and cash are not accepted. A valid credit card number is required upon booking to remain on file for incidental expenses. Payments will be posted to the credit card on file by the end of business on the dates of payment.

STAFFING HOURS

Guest relations agent will be on property Monday through Sunday from 8am to 8pm located in the lobby of OS Hotel. For after-hours assistance, contact the hotel’s main number at 228.254.2355.

HOUSEKEEPING SERVICE

OS Hotel proudly employs sustainable, eco-friendly practices. We provide housekeeping service upon the completion of your stay. Additional housekeeping service is available upon request every day between the hours of 11 AM and 4 PM.

 

Lofts1515 condominiums units will be serviced upon check-out. For a fee, additional housekeeping service is available with 24 hour notice for requested service. Please contact the guest relations agent in OS Hotel lobby for more information.

PET POLICY

We are now a pet free property. Please be advised that pets are not permitted in the guest rooms. We reserve the right to refuse check in to guests arriving with pets and a cancellation fee will be charged. However, ADA service dogs are always welcome in OS Hotel.

SERVICE DOGS

A service animal is a dog of any breed or size which has been trained to perform a task directly related to a person’s disability as defined by www.ADA.gov.

Service dogs will be permitted at OS Hotel. Current health certification including vaccination records from a licensed professional must be provided to hotel management via email no less than 10 days prior to arrival. Service dogs are permitted in all areas of the property when accompanying owner. The service dog must be under the owner’s control with their immediate person and remain on a leash at all times throughout their stay. OS Hotel reserves the right to refuse customers whose service dog behaves aggressively or becomes disruptive. Service dogs must be housebroken and may be walked in designated pet relief areas only. Owners are responsible for any property damage caused by their service dog and will be billed to the satisfaction on hotel management.

 

*Emotional support or comfort dogs are not service dogs as noted at www.ADA.gov and will not be considered service animals at OS Hotel.*

SMOKING

In consideration of public health, all buildings at os1515 Downtown are fully smoke free. OS Hotel and Lofts1515 are 100% Smoke Free facilities. Smoking is permitted in designated outdoor spaces only. Smoking of tobacco, e-cigarettes, vape pens and hookahs are not permitted in any guest room or condominium balcony. Smoking is not permitted within 25’ of any entrance or operable window on property. A minimum cleaning fee of $500 will be charged to the credit card on file if smoking is evident upon checkout. OS Hotel and Lofts1515 reserve the right to resolve property damage due to smoking to its satisfaction at the sole expense of the guest. Marijuana use is strictly prohibited at all times including use in any outdoor areas on property and private vehicles.

QUIET HOURS / DISTURBANCE

In consideration of all OS Hotel and Lofts1515 guests, Quiet Hours are observed from 10 PM to 8 AM. Violations to this policy causing a disturbance to other guests may result in a financial penalty up to and including eviction from the property. It is understood that all guests will conduct themselves respectfully and will extend courtesy to other guests.

SAFETY / SECURITY

The safety and security of our guests, staff, and property are of the utmost importance to us at the hotel. Our hotel is equipped with audio and visual security systems including 24-hour surveillance in public areas, secure keycard access to guest rooms and restricted zones, and trained personnel available on-site.

 

Guests are expected to take reasonable precautions during their stay. Please ensure your room door is securely closed and locked when unattended. The hotel is not responsible for loss or damage to valuables not stored in the in-room safe or front desk secure storage (where available).

 

In case of emergency, guests must follow hotel staff instructions and all posted evacuation procedures. Any activity deemed unsafe, unlawful, or disruptive to the safety and comfort of other guests or staff may result in immediate removal from the premises without refund.

For any security concerns, guests are encouraged to contact the front desk or hotel management at any time.

 

 

DAMAGES

Any OS Hotel or Lofts 1515 property damage or loss caused as a result of a guests’ stay, will result in replacement costs and any loss of use costs will be billed to the credit card on file at the sole discretion of property management. Damages will be resolved to the sole satisfaction of OS Hotel and Lofts 1515. Nothing is permitted to be affixed to doors, walls or ceilings in guest rooms or corridors. Tacks, nails, or adhesive are not permitted. Damage and additional cleaning fees will be applied to return the guest room to original state at the expense of the guest.

PARKING

Each hotel guest room is allocated one free on-site parking space in the area designated for hotel guests. Lofts1515 guests are designated one marked space for each unit. Additional guest parking is available in public parking located on the second and third floor of the on-site garage. 2 EV charging stations are available on site for hotel and condominium guests use only. OS Hotel and Lofts1515 are not responsible for damage or theft to any vehicle parked on property. Please keep your vehicle locked at all times.

COMMON & PRIVATE EVENT AREAS

Common areas including the courtyard and The Gallery are open for all guests to enjoy excluding times when they are reserved for a private event.  Guests are kindly asked to respect the privacy of those events. OS Hotel and Lofts1515 will communicate these closures in advance.

LOST & FOUND

Items recovered after checkout will be recorded and securely stored until claimed in our lost and found. Items will be shipped at the owner’s expense upon request. Any items not claimed within ninety (90) days, will be donated or discarded. OS Hotel and Lofts1515 are not responsible for lost or damaged guest property.

GUEST PROPERTY

Property management will not be responsible for any loss or damage to guests’ property while on site for any cause whatsoever, including theft or pilferage. Guests are kindly asked to keep your guestroom door securely locked at all times and to store valuables in the guest room safe as well as lock your vehicle.

FIRE SAFETY POLICY

The OS Hotel and Lofts1515 are fully equipped with smoke detectors and fire extinguishers. Emergency evacuation plans are posted in each guest room and emergency exits clearly marked. For your safety, please familiarize yourself with these upon check-in

PHOTOGRAPHS & VIDEOS

Commercial photography and videography is strictly prohibited on site without written permission from hotel management. Violators will be removed from the property and subject to legal action. To request permission contact info@os1515.com

Lofts1515 REGULATIONS

All condominium units are privately owned and guests are subject to all guest policies, condominium owners’ association covenants and regulations. Smoking and grilling are not permitted on balconies. No item shall be hung from balcony railings at any time whatsoever.

DISCRIMINATION POLICY

OS Hotel and Lofts1515 do not discriminate based on gender, race, religion, nationality, sexual orientation, or mental or physical handicap. Sexual harassment of any kind will not be tolerated. We do not permit any guest or customer to harass any patrons or employees based on such. All guests and employees on the property are to be treated with dignity and respect.

RIGHT TO REFUSE SERVICE

OS Hotel and Lofts1515 are privately owned and operated. We reserve the right to refuse service or accommodation to any person who fails to abide by reasonable standards and guest policies. We may remove any person without refund who:

  • is in violation of guest policy
  • fails to pay for accommodations
  • is under the influence of alcohol or drugs acting in a disorderly fashion
  • is disturbing the peace of other guests
  • fails to properly supervise their children
  • seeks to bring a firearm or hazardous substance on to the property
  • any person who threatens guests or damages hotel property
  • any party that exceeds maximum allowable room occupancy

 

FORCED CANCELLATIONS OR DISRUPTION OF SERVICE

OS Hotel and Lofts1515 are not to be held responsible for accommodations cancelled or disruption of service rendered due to circumstances beyond our control including – weather related acts of God such as: hurricanes, tornadoes, flood, earthquake or fire, civil unrest, terrorist threats, national emergency, epidemic or pandemic, utility outages: power, water, or sewer, or telecommunication disruptions. In the event a state of emergency is declared by state or local officials, we reserve the right to cancel reservations and/or require guests to vacate the premises with a full refund.

ACCEPTANCE OF GUEST POLICIES

By making a reservation at either OS Hotel or Lofts1515, you are acknowledging and accepting the above Guest Policies, and any additional guest policies that are communicated to you during your stay.
